Furnishing Checklist

Use this checklist to make sure your student property includes all the essentials

Bedroom

  1. Bed Frame : Any size from 100×200 cm to 180×200 cm. Mattress, Must be comfortable and in good condition.
  2. Mattress Protector : Should not be waterproof to allow breathability.
  3. Pillows: 2 pillows for single beds, 4 pillows for double beds.
  4. Pillow Protectors: One for each pillow to keep them clean and hygienic.
  5. Linens: White or off-white, 100% cotton. Provide 2 full sets per bed.
  6. Summer Cover: Lightweight summer cover for each bed. Should be washable or sent for professional cleaning between tenants.
  7. Winter Cover: A blanket and a duvet. Should be washable or sent for professional cleaning between tenants.
  8. Wardrobe: Enough space to hang and store clothes.
  9. Desk: A sturdy desk, at least 1m width.
  10. Chair: Comfortable chair suitable for study use.
  11. Curtains: Ensuring privacy and blocking sunlight.
  12. Rug: Beside the bed, to add comfort and warmth to the space.
  13. Lighting: Comfortable lighting suitable for studying and resting.
  14. Air Conditioner: Essential for comfort in hot weather.

Bathroom

  1. Bath Mat: 2 for each bathroom
  2. Mirror: Small to medium wall-mounted.
  3. Sink Accessories: Toothbrush holder and a Small tray or holder for soap bar.
  4. Hooks: For towels or robes. Add wall-mounted towel racks if space allows.
  5. Trash Bin: A bin for each bathroom.
  6. Water Heater: Functional unit to provide hot water.

Living & Dining

  1. Comfortable Seating: Provide enough comfortable seating to accommodate the number of students living in the unit.
  2. Coffee Table: Functional and proportionate to the seating area.
  3. Rug: Adds warmth to the space.
  4. Fan or Air Conditioning: Ensure the room is well-ventilated and comfortable.
  5. Dining & Study Seating: A practical table and chairs setup that can serve as both a dining area and a shared study/workspace.

Outdoor Seating

  1. Shared Terrace Seating: Should include comfortable seating enough to accommodate all tenants at once.
  2. Private Balcony Seating: 2 chairs per balcony. A small table is a plus.

Kitchen

  1. Refrigerator + Freezer: At least 150 liters per student: 100L fridge + 50L freezer.
  2. Microwave: Essential for quick heating.
  3. Oven/Stove: Combined or separate unit.
  4. Electric Kettle: For heating water.
  5. Cooking Pots and Pans: 3 different-sized pots, frying pan. Recommended: stainless or cast iron. Avoid Teflon.
  6. Oven-Safe Dishes: At least 3 sizes. Recommended: Pyrex or stainless steel.
  7. Cutlery Set: Per student: 3 teaspoons, 2 forks, 2 tablespoons, 1 knife.
  8. Plates, Bowls, Glasses, and Mugs: Per student: 2 plates, 2 bowls, 2 water glasses, 2 mugs for hot drinks.
  9. Cooking Utensils: Basic utensils plus 3 small knives and 1 large knife.

Laundry Amenities

  1. Washing Machine: 7 kg capacity is sufficient for tenants. Choose a bigger one if you like to do the bed covers cleaning in house.
  2. Laundry Basket: One per student.
  3. Ironing Essentials: Steam iron or vapor iron. Ironing board optional based on iron type.
  4. Drying Rack: One per room for drying laundry.

Cleaning Tools

  1. Vacuum Cleaner: Used for cleaning carpets. In addition, helps ventilate mattresses between tenants.
  2. Basic Cleaning Tools: Includes broom, mop, dustpan, and bucket.
  3. Trash Bins: Ensure each area (kitchen, bathroom, bedrooms) has an appropriate-sized bin.
  4. General Cleaning Supplies: Dish soap, toilet cleaner, sponges, and cleaning cloths.

Security & Access Control

  1. Security Camera/s: Must cover the main door entrance and all shared living spaces. Cameras should not be installed in private areas like bedrooms or bathrooms.
  2. Main Door Lock: Must be a Smart Lock supporting Access Cards and Remote Control.
