Not necessarily. You have three options:

  • Provide a fully furnished property that meets our student housing checklist
  • Offer an empty apartment, and we’ll handle full furnishing
  • Recommended: Provide the main appliances only — A/C in each bedroom, fridge & freezer, stove & oven, and washing machine — and we’ll take care of the furniture, lighting, and student essentials.

We currently accept entire houses or apartments that are located near the universities in Egypt’s New Capital City. Properties can be either fully furnished according to our student needs checklist or unfurnished, in which case we’ll handle the furnishing.

We focus only on university students studying at the New Capital in Egypt.

Your earnings depend on the location, size, and furnishing level of your property — as well as proximity to universities like GIU, EUE, TKH Coventry, Herts, EUI, and UofCanada.

It depends on the agreement and how the property is furnished.

  • If we furnish the unit or handle full setup, we typically manage everything — from student check-ins and biweekly cleaning to ongoing communication and urgent support.
  • If you furnish the unit yourself, we offer flexible contract models where management responsibilities are shared or tailored to your preference.

We’ll discuss the best model with you during the onboarding process.

There are two different agreements involved, depending on the level of service:

1. Rental Agreement (Always Required)

This is signed directly between you — the property owner — and the student tenant. It outlines the rental terms, payment, and responsibilities during the student’s stay.

2. Service Agreement with Us (Only If We Furnish)

If we furnish or fully prepare the property for student use, we sign a separate agreement with you. This covers furniture ownership, our responsibilities, and how the setup is managed.

If you’re simply listing a fully furnished unit, no Service Agreement with us is needed.

No — we only list entire, private accommodations. This ensures a more comfortable and secure living experience for students.
